BUYER:
• Copy of ID and CPF (Register of Individuals of Ministry of Finance)
(ditto for the spouse);
• Birth certificate (single);
• Marriage Certificate; (if certified for writing);
• Proof of income (pay stub or tax return for the income tax).
SELLER:
• Copy of ID and CPF (ditto for the spouse);
• Birth certificate (single);
• Marriage Certificate;
• With registration at the Real Estate Registry (property bought before marriage);
• With proper registration (desquitados and divorced);
• With registration of death of spouse (widowed) D certificates distributors protest D certificate of civil distributors;
• Certificates of distributors of the Federal Court;
• Certificate of distributors of tax executives;
• In case of legal entities, negative certificate of INSS debts and the IRS;
• Certificate of distributors bankruptcy and receivership.
PROPERTY FEATURES:
• Copy of deed and registration of the property in the Property Registry of the region;
certificate of ownership with negative liens (debts, pending);

• Negative certificate of property tax, or certificate of real estate tax situation, and the booklet with the settled portions;

APARTMENT:
All documents of the property, plus the declaration of condominium discharge, signed by the liquidator or administrator of the building by the firm. If the declaration is the liquidator, submit a copy of the minutes of the meeting that elected him.
HOUSE:
All documents of the property, plus:
• the certificate of registration of the property should have construction (to comprise both the stage as the house built on it);
• paid bills for water, electricity and gas the previous three months.
FEES AND TAXES FOR TRANSFER OF PROPERTY:
Fees and taxes are the obligation of the buyer of a property.
- ITIV - Tax Broadcast Inter-Vivus:
Salvador:
- 3% (three percent) of the market value of the property or declared in the sale, whichever is greater.
Lauro de Freitas:
- 2% (two percent) of the market value of the property or declared in the sale, whichever is greater.
- Rate Deed of Property: Rate charged for preparation of the official document of the property. Upon signing the full payment of the property must be done. This value varies depending on the assessed value or the sale, the fee is provided by the current table Notary.
- Registration Fee of Scripture Property: With the writing prompt (official document of a property), the buyer needs to register it to have legal validity. The value of the record of scripture is exactly equal to the preparation of the deed.
- Rate dispatcher: Dispatcher makes bureaucratic services: pick up documents, bring documents, recording signatures etc. Know all the procedures and resolve all processes faster. You can do yourself but if you are interested to streamline everything with a value from R $ 500.00 (five hundred reais), they do the service.
DOCUMENTS FOR RENTAL PROPERTY.
LANDLORD:
• Registration of the property;
• RG;
• CPF;
• Accounts on day of public services (water, electricity and other);
• Carnet of property tax;
• Power of attorney, if the contract is signed by a representative.
LESSEE - Individuals:
• Copy of identity card and CPF (ditto for the spouse);
• RG;
• CPF;
• Proof of income (paycheck, income tax);
• Proof of current address.
THE SURETY (if any):
• RG;
• CPF;
• definitive Scripture the property given in trust;
• Carnet of taxes.
LESSEE - LEGAL ENTITY:
• Copy Memorandum and last change;
• Permit and CNPJ company;
• Simplified Certificate Board of Trade Brief Account or upgraded;
• Last declaration of income tax with receipt;
• Copy of RG, CPF and the Income Tax Partners of the company, with delivery receipt;
• In the case of attorneys signing the lease contract, attach copy of the proxy, RG and CPF;
• Company SA, attach a copy of the Memorandum and Articles;
• Billing Statement with signature and stamp of the officer or accountant;
• Declaration Counter - DECORATE (Declaration Adopted by Resolution of the Federal Accounting Council), with notarization of the signature of the Accountant;
• 03 (three) last DARF's recognition of the Confines / Simple and / or similar;
• Proof of address of the company.
(Note: this documentation may be negotiated on a case).
SEASON:

Payments will be as follows:
50% reservation;
50% in cash on receipt of the keys;
Cheque deposit in the property entering the actual value 4.000.00, or value according to each house and their property (the check is refunded upon return of the keys after inspection).
Energy and water are paid at end of stay.
Gas - occurring the end of the gas contained in the cylinder or is less than 25% of normal content, this will have to be reset by the lessee before the return of the property.
House with pool:
It delivered clean and with piscineiro 02 times a week service;
Daily extras and cleaning during your stay, shall be borne by the Lessee;

If you have pets, let prior to renting, some owners do not allow.
Whatever is agreed with the Estate, it is important that the contract included, so that everything is in order on arrival.
(Ex. Upon animals, extra mattresses, cleaning lady, fans etc).
The electricity in Salvador is provided at 110 Volts.
Please do not bring pets to the beach and not park cars on the garden.
VERY IMPORTANT - 3 days prior to vacating the property, please advise the property to check for this and hit the return key and let go if not clean, we can schedule a day laborer with proper cleaning, before returning.
If you are on the way to real estate and find that it will be late to the pre-scheduled time, please call us and reschedule the time for delivery of keys and inspection of proper delivery of the property.
We do not operate outside the hours of normal operation hours, unless extraordinary written agreement.

Saturday from 8:00 to 24:00 hours.
